These days, I get a lot of emails from people asking my advice on North County real estate – what neighborhoods I recommend, which houses are true bargains, and where would I consider investing myself. I usually plug a handful of different areas in NoCo (because there are so many amazing houses out there!) but of course, my heart really only belongs to one neighborhood: Old Ferguson West.
I moved to OFW in 1999 and have honestly met some of the best people here that I’ve ever met in my life. I feel so fortunate to not only know many of my neighbors (which not everyone can say), but also to live in a place with an active neighborhood association, a vibrant new community garden and some of the most charming historic homes in the St. Louis area. I just wish I had a dollar for every time some stranger came to my house and stood there, jaw gaping, saying they had no idea that “this” – as in a neighborhood that looks exactly like Webster Groves – was back here.
OFW is definitely a special place. And our big beautiful historic houses…well, they don’t come on the market very often. That’s why I’m excited to report that 429 Wesley is up for sale, and man, does it offer a whole lot of house for the money!
This five-bedroom, 2800-square-foot Victorian was built in 1890 and sits on nearly half an acre, on one of the best blocks in the neighborhood. In the 1970s, a good number of residents here were millionaires, and many of the homes still have a very stately feel.
Over the past few years, #429 has seen a revolving door of buyers, none of whom really gave it the love it needs. Perhaps that’s why this gorgeous house is selling for…get this…$95,000.
That’s right. Five bedrooms, a big fenced yard perfect for gardening, a two-car garage. And did I mention it’s within walking distance of the Ferguson Farmers Market, CORK Wine Bar, EarthDance Farms, the Ted Jones Bike Trail and the soon-to-open Ray Hill’s Microbrewery?

Thanks Shannon for posting this house. I personally have viewed this house and wanted so to buy it! I must agree on the neighborhood! For thos who don’t know, I live in Old Ferguson West too. My husband and I moved here and did not know a soul…..so what did we do? We threw a party for our neighbors and asked them to bring others! I know crazy, right? I am so thankful to have fabulous friends and neighbors and who so chooses to purchase this particular house will be all the better for moving here! Plus, they can also come to my spring party ….LOL

Shannon, Linda and I looked at this house in 1999 before we bought our home on Elizabeth. I can tell you this is a steal. I can only imagine the possibilities. What a buy.

I don’t think it’s haunted. The problem with previous owners has been all about financial and mental health (or lack thereof).
I lived in the home from 1947 until 1955, and loved it! It’s always been my dream to live there again. Now it’s just not possible, but I would love it!!
What a beautiful house! It breaks my heart to see the decline in prices for real estate in North County. We have our home on the market now and we are having a hard time because of the “North County stigma” that I do not buy into. North County has BEAUTIFUL homes and awesome neighborhoods! You are right, someone is going to get an amazing deal on this place. A steal.
My wife and I bought it in June 2010 and have been living in it since September.
Fine old house with several structural problems, all of which have been corrected.
New plumbing, electrical, HVAC, roof, kitchen, bathrooms, drywall, etc. and we’re almost done with Phase 1.
Love the neighbors, the neighborhood and the area in general.
