The bargains just keep racking up in this crazy real estate market, especially in Ferguson. Sometimes it’s depressing knowing that my own neighborhood is being unfairly devalued. Other times it just makes me want to fight even harder, because I understand, far better than any bank or appraiser, exactly what riches you gain when you move into my community.
Today is a fighting day, and that’s why I’m excited to write about an incredible house that HUD is auctioning right up the street from me. Located in Old Ferguson West, just a short walk from the Ferguson Farmers Market and all the great restaurants in Ferguson Citywalk, 102 Tiffin is a 2,100-square-foot brick bungalow built in 1929. It has three bedrooms and two bathrooms, and the price…well, I’m almost sick to admit that bidding on this lovely home starts at just $24,000.
I knew the man who lost the house in foreclosure, and he was kind of an odd bird. Not surprisingly, he left the property in as-is condition, so it definitely needs some work. The kitchen is a total gut, the plaster will have to be redone in places, and the wooden back porch could probably stand to be rebuilt. But the potential here is enormous.
For one, the house is big. It also has many original vintage details that give it so much charm and curb appeal, and it sits on a good-sized property on a great block. Just next door, at 106 Tiffin, is a house that our neighborhood association saved from demolition and got rehabbed. And I promise you…if that place, with its chest-high trash and debris, can be brought back to life, 102 Tiffin absolutely can as well.
